<p>As the old saying goes, the three most important factors that determine whether or not an investment property will yield a high return on <a title="Investing" href="http://www.investorsedge.com.au/investing/">investment, in Perth</a> or anywhere else, are location, location, and location. However, in today&#8217;s volatile landscape, it&#8217;s not enough to know if a location is great now; you have to know if it will be in the future, too.</p>
<p>In the past, we have covered how important it is to do your due diligence on any property. If anything, research is even more important now than it was then. With many people using <a title="Investment Property" href="http://www.investorsedge.com.au/property-resources/property-buying-resources/make-money-perth-property-investment/">investment property</a> as a vehicle to grow their supers, it is more important than ever to make sure each investment is a wise one. Every move you make today, good or bad, is compounded many times by the time you are ready for retirement.</p>
<p>The most important part of research is to make sure that there are no adverse factors, current or planned, that could have a negative effect on the <a title="Value of your Property" href="http://www.investorsedge.com.au/property-resources/eight-important-factors-that-help-sell-your-home-faster/">value of your property</a>, or your ability to command levels of rent payments that help grow your wealth. Better yet, if you know in advance where positive factors may be coming into play a few years down the road, your property can make a lot of money for you.</p>
<p>Be sure to check the current zoning of your land. Don&#8217;t always assume that it is zone for residential use only. You may find a hidden benefit due to zoning. Also, a zoning change in the near future can add a tremendous amount of value to your house. A zoning change near your property can increase or decrease its value, too. Today&#8217;s quiet residential area can be tomorrow&#8217;s business hub. Make sure you know what is planned for your area.</p>
<p>On the other hand, a widening of the road in front of your house can devalue your land, or make the area less desirable to live in. Always consider all consequences of any proposed zoning changes or improvements.</p>

<p>Your portfolio manager will inspect your property at least four times a year, and will provide both a written report and photos.</p>

<p>Your leasing officer and property manager only gets paid when you do. Their salary is directly tied to performance so you will find them incredibly motivated to keep your property rented at market rates. We have found this keeps our teams interests aligned with yours.</p>
