Hi. I’m Dallas from Investors Edge and today I’m going to give you 5 hot tips on how to find the right tenant for your property.
Tenant Interaction
The first one I’ve got is Tenant Interaction, so how you deal with them over the phone, when you meet them in home opens, the way they dress, what car they drive will give you a good indication of how they look after their assets and how they look after yours. We never like to judge a book by its cover but it’s always good to know that they will be easy to deal with during the tenancy.
Rental Verification
The second point I’ve got is Rental Verification. We’d like to review their references to find out if they paid their rent on time, how much they’re paying and the good question to ask is, “Would you rent to them again?”
Employment Verification
If all checks out we move on to Employment. We need to know whether their income is sustainable for the rent. Do they have a full time job, how long have they’ve been in their employment? It’s always good to know.
National Tenancy Database
So, number 4, we look on the National Tenancy Database to make sure that the tenants are not blacklisted, they haven’t got any court records or any bankruptcy records. It’s good to know that we’re not placing a tenant who has been blacklisted elsewhere.
Online Search
The fifth one we do is Social Media Check/online check. We look on social media platforms like Facebook, we look on their social media feeds to make sure there’s nothing that comes up as a red flag. We look at their interests that they have on their daily lives.
