At Investors Edge, we recommend purchasing single family homes in family-friendly suburbs as investment properties, then hiring a good property management firm to keep your properties rented and maintained.
There are many factors that we feel go into whether or not an area is “family-friendly.” We like suburbs and neighbourhoods with a sense of community. We also like suburbs with a lot of family-friendly activities and infrastructure. One that we don’t mention too often is proximity to the beach.
We feel that access to the beach lifestyle is a “drawing card” for rental properties. Not only does reasonable access to the beach attract families, but it also attracts those looking for “sea change.” Padbury is located within the City of Joondalup and has easy access to the beach lifestyle. We feel that it is a natural destination for families, retirees and downsizers.
Padbury is located 23 km north of Perth and only 3 km from the Indian Ocean. That puts it close enough to provide access to the beach but far enough away that property is still affordable. According to the 2011 Census, the median repayment for mortgages is $1907 monthly, while rents check in at $350 per week. 19.6% of homes in Padbury were rentals as of the Census.
The main occupations in Padbury break down to 21.2% professionals, 19.1% trade workers and technicians and 16.8% administrative and clerical workers. Padbury also has a relatively large number of community and personal service workers at 10.5%. The unemployment rate is a low 3.6%.
Like many suburbs, Padbury is almost dead even between males and females. The median household income checks in at $1583.00 per week. The average age is 36 years, which is one year younger than the Australian average of 37.
Padbury residents have access to much of the 17 km of shoreline in Joondalup. There are boat launching ramps at Ocean Reef Boat Harbour and Hillary’s Boat Harbour. Directly north of Pinnaroo Point, one can find a designated jet ski and water ski area. The coast provides abundant opportunities for snorkeling, fishing and kitesurfing. Of course, there are plenty of places at the beach to swim or surf.
