How to Choose Your Property Manager

If you have investment property in Perth and you don’t have a great property manager, you owe it to yourself to find one. A great property manager is worth a lot more than you pay them.

If you have been trying to manage your own rental property, you may have an idea of just how much work it is. You have to collect rents, field maintenance calls at 2:30 am on occasion, make sure leases and other contracts are up to date, ensure all documentation and property requirements comply with appropriate legislation, schedule routine inspections to make sure your property is still in good condition, advertise your property and field phone calls or emails when it’s time to find another tenant. If you have to evict a tenant, it is even more time and hassle.

Essentially, property management is a full-time job better left to professionals.

How Do You Find the Right Property Manager?

There are a lot of ways to find the right property manager, but we think the most efficient is to ask questions. This will allow you to get a “feel” for how the prospective property manager thinks on their feet, how they communicate and how they treat others while doing business. You will want a patient person who firmly and quickly answers questions with a minimum of “searching the memory banks.”

What Questions Do I Ask?

Here are some questions that will give you a good idea of what you are working with.

How many properties do you manage?

You want to make sure they manage enough properties so you know they’re competent, but not so many that you feel like you are just a number.

Who does your property condition reports? May I see a sample?

You want to make sure the reports are thorough and professionally prepared including a substantial number of photos.

Who does your routine inspections? May I see a sample?

This is for all of the same reasons as the property condition reports.

If I need you, do you return calls the same day? Can you guarantee you will call me back on the same business day?

What experience do you have? What training and qualifications do you possess?

Have you won any awards?

Have you owned an investment property before?
