So how do you build strong relationships with your current tenants? Begin by providing exceptional customer service. Be quick and responsive to any questions or inquiries they have. Make sure maintenance takes care of any issues they may have in a timely fashion. When clients have to wait too long for their requests to be fulfilled it becomes likely that they’re going to be increasingly antagonistic in future lease negotiations.
Price
Another great way to form a positive relationship with clients is to let them know exactly what they’re getting for their money. If you let them know of the many amenities that your property offers they’re more likely to take advantage of these facilities. Keep prices fair and in-line with other rental properties in the area. If you can find out what is fair, so can your tenant.
Privacy
Like most of us, your average tenant is going to desire their privacy. For one reason or another, at some time you’re going to need to enter their unit. Give them the appropriate notice beforehand to let them know you’re coming, and try to keep these instances to once a year. No tenant is going to want to stay at a property where their landlord is constantly popping in on them.
Improvements
Finally, a tenant will grow to appreciate their living situation when you’re always making improvements. Keep the aesthetics of your property in top shape. Make cosmetic improvements, and if your tenants have been with you awhile, offer them a new coat of paint or carpet cleaning service every couple of years. The more effort you put into satisfying them, the more optimistically they’re going to speak of your property to their friends and keep leasing your property!
